Calahan Homes 2024 Q3 Market Update

As interest rates gradually continue to drop, the Calahan real estate market continues to gain momentum.  8 homes entered the market for sale during the 3rd Quarter, which was 3 more than Quarter 2 (usually the busiest).  Still, there remains a broad range of Days On Market (DOM) before homes are going under contract.  Our neighborhood seems to be a bit faster than the overall Denver Metro market right now, with almost all homes in our neighborhood going under contract in less than 20 days, while the metro-wide average is currently 27 days.

 

Year-to-date, the median price for homes sold in our neighborhood is $538k and the average is $532k.  Of the 14 homes that have closed so far, 8 of the transactions included seller concessions, with all but one of those being $10k or more.  Adjusted for seller concessions, 6 of the homes closed with the net purchase price below the asking price, 5 homes finished above the asking price, and 3 were sold right at the asking price.
